What are there pros and cons of getting a pre-inspection before you sell your home? Hello everyone. This is Charles McShan, Real Estate Agent with Century 21 Universal located at 7300 N. Western Ave in Chicago Il. I had a person in the field ask me that question The answer I gave them I will also answer here in this quick blog-post for any other homeowner out there who is thinking of selling their home. It is a fair question so let’s get into the pros and cons dealing with this subject.

When You Hear The Word’ Home Inspection,’ What Do You Normally Think Of?

You think of the service a home inspection provides to home buyers. Why? for two reasons

1: You need to know about the home structures, plumbing, electrical, HVAC, and potentially expensive problems that could affect the value of the home.

2: If you are not a cash buyer, a home inspection is often a requirement for a mortgage. The sale contract can empower the buyers to make requests, reopen price negotiations, or abandon the deal without forfeiting their earnest money. That is why homebuyers request a home inspection.

Now let’s flip that coin and ask that question below.

Why should a homeseller get a Pre-Inspection before selling their home?

Let’s first look at the pros of doing a pre-inspection

1: A pre-inspection means fewer surprises. As the homeowner, you will be able to prioritize which items need to be repaired first. It gives you time to fix the problem yourself or hire the services of a licensed contractor. You can, if you choose to present the homebuyer with your inspection report and back it up with repair documents signed by qualified workers, along with warranties to support their work. This will make it harder for buyers to negotiate for discounts and can speed up the sales process.

Cons.

1: A pre-inspection report for the seller is expensive, just like it is expensive for a home buyer, and a pre-inspection does not mean you are in the clear. A home buyer might not trust your report. Nine times out of ten, the home buyer will hire their own inspector, and their inspector could give them an entirely different report, which might have included a problem that you might have just fixed. Their home inspection report could identify new issues that require more repairs.

2: Once a home seller is made aware of a problem, they are required to disclose it to the buyer. We all know the saying, “What you do not know won’t hurt you, right?”. Sometimes, the owner should be kept unaware of certain things until they arise, because they may not occur. In other words, do not make a molehill into a mountain until you have no other choice.

Yes, hiring a home inspector to inspect your home may be a good idea if you have extra money available. You could identify major repair issues and attempt to fix them ahead of time. On the other hand, when you address those issues, other problems may arise.. There is no right or wrong answer to this question; the choice is yours. It is your call.
